Terms & Conditions

 1.PARTY LEADER: The party leader must be over 21 years of age. The maximum number of guests able to sleep at the property is six (6) including children.

2. BOOKING AND PAYMENT: To confirm the booking a deposit of £150.00 / $200 per week booked must be enclosed with the  completed and signed booking form. The balance of the rental fee is payable no less than 8 weeks prior to the commencement date of the rental period.

After we receive the completed booking form and the appropriate deposit payment we will send you written confirmation of your reservation. The reservation and booking are not transferable. You will be sent the full details and key collection point after full payment has been received.

3. LATE BOOKINGS: Any booking made within 8 weeks of departure requires full payment in advance.

4. CANCELLATION: In the event that you cancel your booking for any reason whatsoever the following charges will apply:

          Period before departure                                               Cancellation charge

          More than 8 weeks                                                       Deposit only

          5-8 weeks                                                                    50% of rental cost

          Within 5 weeks                                                            100% of rental cost

All cancellations must be confirmed in writing by the person who signed the booking form.

5. RENTAL PERIOD: The rental period of the property commences at 4.00pm on the day of arrival. The property must be vacated by 10.OOam on the day of departure.

6. SECURITY DEPOSIT: On arrival at the property you may be required to provide our management company with a security deposit (Normally in the form of a credit card imprint) . This will be returned or destroyed after you have handed back the keys and when our management company has inspected the property and is satisfied with its condition.

All guests shall be liable for the cost, without limit, of replacing or making good all damage or loss to the property, its contents and furnishings occasioned during the rental period. Guests should inform the management company of any damage or breakages which occur during their stay.

  7. SAFETY: Please remember children should be supervised at all times when using the swimming pool or whilst in the pool area. The pool is not designed for diving and it is dangerous to do so. No glass or china should be taken into the pool or screened area.  We do not accept any liability whatsoever for personal injury, accident, loss or damage to persons or personal effects, however caused.

8. SUB-LETTING: All persons staying at the property must be named on the booking form.  Maximum 6 persons per rental period, unless agreed in writing with the owner. Sub-letting or sharing is not permitted.

9. SMOKING POLICY: Guests are not permitted to smoke inside the property, but for those who do wish to smoke outside, ash trays are provided for use on the patio area.

10. FORCE MAJEURE: In the unlikely event that circumstances beyond the reasonable control of the owners necessitate the cancellation of the booking, the owners reserve the right to cancel any booking, at any time and shall only be liable to refund monies already paid by clients.

11.TRAVEL INSURANCE: Guests are required to have the appropriate travel/holiday insurance in force for the period of the visit.
